2. Narrowing Your Home Search

You and your Weichert Associate discuss and evaluate what you want and need in a home.

 

 

3. Mortgage Pre-approval

Step 3 on how to buy a house

If you haven't already done so, your Weichert Associate will recommend a reputable lender who will assist you in otaining a mortgage that suits your needs.

4. Mortgage Originator

You and your lender will evaluate the mortgage products and together find the program that best suits your needs.

 

5. Viewing Homes

With your Weichert Associate, you view available homes that meet your citeria. He or she keeps you informed about new listings coming on the market.

6. Make an Offer

When you're ready your Weichert Associate submits a written offer to the seller, along with a small deposit to show your "earnest" intentions. Seller accepts or rejects your offer, or makes a counter offer.

7. Reach Agreement

Your Weichert Associate acts as a go-between in negotiations. You and the seller agree on price and terms, including closing/settlement date.

8. Contract of Sale

Your Weichert Associate acts as a go-between in negotiations. You and the seller agree on price and terms, including closing/settlement date.

9. Schedule Home Inspection

Pest and other inspections are scheduled as required/desired. Should any concerns arise, your Weichert Associate will help you and seller to resolve them.

10. Scheduled Home Appraisal

Your Weichert Associate arranges for the home appraisal required whenever a home is financed.

11. Mortgage Lender Tracks Closings

Your mortgage lender confirms title has been ordered and all other conditions are met for mortgage commitment. You will also need to obtain a homeowners insurance binder prior to closing.

12. Home Protection Plan

Your Weichert Associate will offer you a Home Protection Plan which covers specified major systems and appliances.

13. Confirm Closing

Confirm date and location of closing/settlement with your Weichert Associate and/or attorney.

14. Home Connections

From newspaper delivery to utilities and cable service, you need to schedule change of services as of date of closing.

15. Get Closing Costs

Get final closing costs from attorney or lender.

16. Bring to Closing

Homeowner's insurance policy

  • Certified Check for closing
  • Your checkbook for any incidental costs

17. At the Closing

Mortgage and other documents signed. Adjustments made for misc. items (taxes, heating oil, etc.) Seller paid and gives you title (deed) and keys!Congratulations!
